The Republic of the Philippines is a democratic country in the Southeast Asia which has undergone several government transitions. Its history of law dates back even before arrival of the Spanish colony in the country.

Prior to the Spaniards, small villages were formed in specific areas of the country. Each of these small villages was governed by a chief called datu. This leader was responsible for making every decision for its people and territory. Their form of government was actually a monarchy. The recent downturn in the economy has completely changed the face of the American homeowner. Many U.S. citizens who have held steady jobs for decades are being laid off and industries that have been the backbone of our culture are being deemphasized. This change in the economic climate has meant that many people are losing the investment that is most important to them: their home. Many homeowners, due to the loss of their job and dwindling finances, are resorting to short selling their home; meaning the proceeds from the sale of the home total to less than the amount owed on the loan.
